Adverts would have us believe that foreclosure profits are easily made, but is this, the real deal. Obvious appeal of course would be that you will be buying property well below the market value and you should on the face of it make a hefty profit. A property bought well below the market value should indeed make a great profit. The question to ask yourself is this, if the buying of a property in foreclosure recently, is a purchase of a property below the current, Fair Market Value. Wherever you are buying this foreclosure property, it will be in the same market place as other similar properties that are not, subject to foreclosure. So are these foreclosure property owners willing to sell for less than other sellers? of course they are not.
Foreclosure property prices may well have been much lower than previous market value, but today’s market is much different, these foreclosure property prices are much on a par with today’s market value. This is due to the economic state that we are all too well aware of.
There are as always some who will make money on the back of this investment appeal and will sell you places on courses and eBooks promising you that huge profits are to be made on foreclosure properties. These folk are all willing and able to take your money off you; they are experts at convincing you that you will be the next millionaire.
Having said all the above, you may indeed make money from foreclosure property but the way to do this is to make improvements to the property investment and then resell, or think of this, time is a great healer, in other words hold on to your investment, think of it as a long term investment. Rent this property investment until the time is right to sell, the market will recover, and this will be the time that you can look back and be glad you made this investment for the future.
Sellers of foreclosure properties will always try to get the best possible price which is quite understandable, but let’s look at this a little further. Banks, when selling foreclosure properties simply put, have to sell, while other sellers may simply pull back and wait for the market to improve. Banks may have to keep dropping prices until such times as a buyer is hooked, but how long should you wait before diving in, well this is only for you to decide. Of course in an area where there are many foreclosure properties the prices may drop to many times below the market value, but the area may take some time to recover. While a foreclosure property in an area where this is the only foreclosure property may simply command too much money, reselling would not pose a problem but is the profit there.
